Congress Extends and Expands The $8,000 First-Time Homebuyer Tax Credit

Amendment Includes $6,500 Credit for Current Homeowners

On November 5, 2009, the U.S. Congress completed action on legislation to extend the existing homebuyer tax credit and expand eligibility for certain existing homeowners. President Barack Obama signed this legislation into law on November 6, 2009.

• The current $8,000 federal tax credit for first-time homebuyers is extended to April 30, 2010.

• A new tax credit for certain existing homeowners has been created. The amount of the new credit is $6,500. To qualify, an individual must have owned and resided in a home for any 5-consecutive year period during the last 8 years prior to purchase of a new home.

• To be eligible to claim the $8,000 credit, first-time buyers must enter into a written binding contract for purchase before May 1, 2010 and must close on the purchase before July 1, 2010.

• To be eligible to claim the $6,500 credit buyers who have owned and resided in a home for any 5-consecutive year period during the last 8 years, must close after the date of enactment (November 6, 2009), and prior to July 1, 2010.

• The new law increases the income limitation for homebuyers who want to claim the credit. The income limit for individual taxpayers has been increased from $75,000 to $125,000. The income limit for joint filers increases from $150,000 to $225,000.

• To qualify for either credit, the price of the home being purchased cannot exceed $800,000.

2009 First Time Homebuyer Tax Credit

In its efforts to stimulate the economy and revive the housing market, congress has enacted legislation providing a tax credit up to $8,000 for first-time home buyers.

But time is of the essence for buyers who want to take advantage of this opportunity. Only homes purchased on or after January 1, 2009 and before December 1, 2009 are eligible.

$8,000 Home Buyer Tax Credit at a Glance:

• The tax credit is for first-time home buyers only.
• The tax credit does not have to be repaid.
• The tax credit is equal to 10% of the home's purchase price up to a maximum of $8,000.
• The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009.
• Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

Florida still top choice of New Yorkers leaving Northeast

Facts gleaned from an Associated Press study of new Florida driver’s license applications submitted in 2008:

• Florida remains the top choice of New Yorkers relocating out of the Northeast, ahead of North Carolina, California, Virginia and Georgia, even though that number has dropped by almost 30 percent over five years.
  
  
• Last year, the top states from which applicants for Florida drivers licenses originated were New York (42,000), Georgia (21,000), New Jersey (20,000), Michigan (19,000) and Pennsylvania (17,500). In 2003, the top five states were New York (76,000), New Jersey (31,000), Georgia (29,000), Ohio (24,500) and Pennsylvania (24,200).
  
  
• The average age of the new applicant last year was 42, as it was in 2003, indicating that people moving to Florida skewed toward a working age population rather than retirees.

H3 Homes is proud to be sponsoring a golf tourney in Jensen Beach to help local spinal cord victim. The second annual golf tournament to benefit the NTAF Southeast Spinal Cord Injury Fund in honor of Amanda Perla will be June 28 at Eagle Marsh Golf Club in Jensen Beach.

Amanda Perla is a Port St. Lucie resident who was involved in a car accident in April 2007. She was diagnosed as a quadriplegic, paralyzed from the chest down. For more information on Amanda please click here.

The Treasure Coast Builders Association (TCBA) hosted its Grand Awards Banquet to celebrate the conclusion of its 20th Annual Parade of Homes. The event, held at the Pelican Yacht Club in Fort Pierce, recognized H3 Homes as a Grand Award Winner and the recipient of the Annual Parade of Homes Green Building Council Award (honorable mention).

All entries were judged by 20 building and design professionals from outside the Treasure Coast area, plus three students from the Future Builders of America chapter at Fort Pierce Central High. Entries were judged based upon exteriors, interiors, kitchens, bathrooms, bedroom and other features to score and determine Platinum, Gold and Silver winners for each category. Platinum winners were then compared to select the Grand Award designee for each category.
